What is Full Sand Refinishing?
Full Sand Refinishing is a complete floor restoration service. It yields like-new results over several days of work. Sanding down to raw wood is required to remove deep gouges, warped/cupped boards, water damage caused by pets, or when the client desires a new floor colour. Unlike our competitors, our process is dustless.
What is a Screen & Recoat
Screen & Recoat is a floor maintenance service. Think of it as a periodic refresh, perfect for removing surface-level scratches, by abrading the old finish and adding a protective coat of high-end, 2K floor finish.

What can I expect?
Full sand refinishing will take your floors to like-new condition over several days.
A screen & recoat is a great option to refresh your floors and raise the overall appeal. Being only maintenance, outcome is limited - up to a 50-75% of visual improvement.

Is there dust?
We have dust containment systems with cyclone particle separators and HEPA filters. All of our sanding machines are connected to powerful vacuums making our process dustless. In contrast, our competition still only use the default fabric dust bags which is inferior. We are dustless - 99% no airborne dust. See for yourself here.
How long does work take?
Screen & recoat (maintenance) only takes a day. You can walk on your refreshed floor the next morning.
Floor sanding (restoration) takes a 3-5 days. To sand down to bare wood following a 3-4 sandpaper grit sequence with each of the belt sander, edger, multi-disc and palm sander, then staining and letting stain dry overnight, before finally applying 3 clear coats takes a several days, depending on the square footage of your home.
Waterborne or oil-based polyurethane?
We apply Pallmann, Loba or Bona waterborne floor finishes. These dry quickly (can walk on floors the same day) and have low toxicity. The high-end waterborne finishes come in 2-component (2K) and also ceramic-fortified offering exceptional scratch resistance, which oil-based products cannot match. A gallon of oil-based Fabulon is $60, a 2K waterborne is $180, whereas a ceramic-fortified finish is $250/gal.
How long does the new protection last?
Remember that the floor finish is a wear layer that protects the wood underneath. The USA National Wood Flooring Association recommends a screen & recoat maintenance work every 3-5 years to keep your wood floors protected and the eyes pleased. After a full sand refinish is performed, a screen & recoat is the follow up maintenance to be done in a few years to refresh the floors.
Will the piano make scratches?
A heavy piano might make indentations in the actual wood. A mini grand piano weighs a minimum of 500 lbs and rests on four small casters, creating four high-pressure points on the floor and will impress onto the floor. Take extra care when moving heavy objects back in.
Do you recommend floor shines or wax?
Contrary to TV commercials, store-bought floor shines, waxes, rejuvenator products actually make your floors dull-looking over time, with smear marks, inconsistent coating and overall contribute to dirt and bacteria accumulation. If you have been applying wax for years, it might be time to have it professionally removed and reveal the natural and original look of your floors. We safely remove wax off your hardwood floors with for-wood-formulated wax emulsifiers.
Can engineered floors be sanded?
Not always - depends on the thickness of the top wood veneer. If it’s thicker than 4 credit cards staked up together, it can be sanded lightly. Generally speaking, need >1/8 inch to be sanded safely by the general floor contractor. Watch us sand this engineered floor here.
Do you move furniture?
No, we do not move any furniture for two reasons: we do not want to be responsible for breaking any of your beautiful belongings and also, we do not want to injure our staff.
Is there warranty?
Yes, 5-year warranty against peeling of the floor finish.
